Initial Concept

South View

Yala Investments is a Maun based Real Estate Development Company, owned by Swiss, German and Botswana Nationals, forming a dynamic and forward looking team in this fast developing town.

North View

The company has acquired several prime properties, the first of which is currently being developed within the newly established “Tourist Precinct” near the airport in Maun. The two plots form the corner of the Moeti- and the Mathiba Road by the airport extension and are being consolidated at present.

The building design has been developed between the Yala Investments team and Pierre Sharp of Ajax Enterprises (Pty) Ltd. on a modern-traditional and environmentally friendly base, using local materials and typical African finishes. All the sloped roofs will be thatched, using the grass from the delta, thus profiting from its outstanding insulation properties. All walls will furthermore be built with cavity insulation, whilst the flat roofs are insulated with polystyrene.

It is envisaged that the complex will be run by Boundless Energy (Pty) Ltd under a management contract with Yala Investments and the town lodge as well as the restaurant will be developed as the first and foremost Tourism School of Botswana, through a living class room and with all tutoring being hands on and with direct exposure to visitors.

Location

Once consolidated, the area (in red) will consist of approximately 4400 meter square of prime land to become the home of a Centre, comprising offices, small shops, a town lodge and a restaurant.

Rondavel

Dotted around the property are 2 small rondavels with a surface of 8m2 each. The rondavels are fitted with telephone connection, strip lights and a ceiling fan. They are suitable as offices for individuals or can be used as small shops. There is a large public toilet available, which also serves the guests of the restaurant and coffee shop.

Bar, Coffee Shop & Restaurant

The centre piece of the development is an open plan 90 seat restaurant and bar, measuring 170 m2 with a traditionally thatched roof. Next to the restaurant and also under a thatched roof is a longdavel, which serves as a more informal coffee shop. The coffee shop seats 22 and measures 20 m2. The restaurant and coffee shop are part of the hotel complex of the development and will cater for the patrons of the hotel, as well as for any other guests who wish to use the premises. Being situated in the middle between the two main buildings, the restaurant optically joins the two complexes together.

All the hotel rooms are located on the first floor, whilst the ground floors are exclusively dedicated to offices and shops. The total surface area of the hotel rooms and terraces is 905 m2, not including the restaurant and coffe shop,the hotel reception and office on the ground floor is 35m2 and the kitchen, adjacent to the restaurant measures 55m2. Adjacent to the restaurant is a public toilet of 26m2 for the use of the patrons of the hotel, restaurant and coffee shop, as well as the occupiers of the rondavels and their visitors. Situated behind the Northern office building is a rondavel of 65m2 whith a storage area for the restaurant/hotel of 23m2, as well as male/female staff changing rooms of 21m2 each with toilet and shower facilities. The total meter square area, comprising the entire hotel and restaurant complex amounts to 1276m2

Okavango Suite

The Okavango suite consists of a well appointed living/dining room, a double bedroom and a spacious bathroom with his and hers sink, toilet and a large walk through shower. The suite expands over a total area of 85m2, it has telephone and television connection and is air conditioned.

Superior Room

There are 3 superior rooms, measuring 32m2 each, all with en-suite bathrooms with wet room showers, television and telephone connection, as well as air conditioning.
